Planning! It’s the most essential part of any successful construction project. Our Pre-Construction D.R.E.A.M. Experience (PDE) is a fee based agreement which outlines in detail the scope of work required to prepare for your commercial or residential construction.

 A fee is set for the cost of pre-construction services, which produces a building package that will get you set for the entire construction of your commercial project or new home. 
We’ll take you from the beginning stages of working with our in-house architect to customize your commercial or home design, to keeping your design & selections on budget, to finalizing a set of plans, and lastly, receiving a final cost estimate & a final construction contract. This collaboration is completely transparent & open so there are no surprises.

THE PRE-CONSTRUCTION D.R.E.A.M Experience

We take pride in providing a great build experience to our clients. Our experienced Project Manager, responsible for all aspects, will lead your project. You will also have access to our web-based construction management platform, BuilderTrend allowing you to keep track of selections, budgets, and messages with our team.

When we are near completion of your build, our Project Manager will conduct a final walkthrough w/ you to identify anything that needs attention before completion and will set the parameters of a timeline for the final punch-list.

Stress-free build

When construction ends, KRÄM C&D’s service continues. We offer a complete 18 month warranty on all commercial & residential projects. When the warranty expires, KRÄM C&D’s service continues even further whether it’s continued project opportunities with our clients or simply the opportunity to build lasting relationships with our amazing clients.

Discovery

Our focus in the Discovery Phase is to continue our discussion that began with our initial conversations to determine your overall vision. We’ll explore design ideas, review your budget, provide an on-site evaluation & dig into the finer details of your dream home or unique commercial project. We will share collaborative boards and gather everything we possibly can to ultimately turn your dream into reality as we head into the Rough Design Phase.

Evaluation

From wood finishes and your perfect drawer pulls to desired fixtures and flooring, during the Master Plan Phase; we provide a solidified plan with a turnkey proposal. We discuss each detail & prepare you and us for your project ahead. That way, we can take it from there & you can trust us to build your home to your exact specifications. Compared to the traditional route, we make sure there are no details left unknown, no selections not made, So that when we present the final proposal there are no surprises for the build!

Amend 

During the Amend Phase, we adjust the rough design from the previous step to help you stay within your desired budget, This is where we make final tweaks & dig into the final details to bring your overall vision to life.

During the Rough Design Phase, We do just that! Draft up a rough plan, and go back and forth all while prioritizing communication to ensure we understand your overall vision from the front door to the back deck. Making sure to get you as many of your wants and needs and keeping in mind your budget. Once this rough design is super close we will pause and go to the next step, Evaluation. 

During our Evaluation Phase, we'll evaluate the close rough design we've worked together to create to determine if we are headed in the right direction and staying within budget. We will bring this back to you and make suggestions of additions, reductions or any other edits needed, helping us determine the direction for the Amend Phase to help with the continued success of the design so we can build something great together!
